Buying a metal building in Caldwell County, NC

The contractor line on the application
Caldwell County’s permit applications ask for the estimated cost of construction and then for contractor information, including a license number. On a metal building with a slab, that cost will usually be over $40,000, which is the point at which North Carolina requires a licensed general contractor.
If the company selling you the building tells you to leave that section blank and apply as the owner, ask why. My L&G Building & Concrete contract said “we are manufacturers not contractors” and put the permit on me. I did not understand what I was taking on. Slopes, fill and the two-hour grading line
Much of Caldwell County is foothills. My L&G concrete contract included grading “up to 2 hours only,” with $150 for each additional hour, made fill dirt and compaction the customer’s responsibility, and said L&G is not responsible for a failed compaction test. On a sloped lot, those lines can add up to more than the slab upgrade you were debating. Get the site graded and compacted by someone you chose, and get it in writing who is responsible if the county asks for a compaction test.
