Buying a metal building in Hickory, NC
My own project has a Hickory mailing address and an Alexander County permit. Hickory is the one place in this region where the address on the order form tells you almost nothing about who inspects your footings.

Building permits for the Catawba County part of Hickory come from the Catawba County Permit Center, (828) 465-8399, after city zoning approval. Burke, Caldwell and Alexander portions go through those counties.

Four counties can answer to “Hickory”
The city limits reach into Catawba, Burke and Caldwell counties. Hickory mailing addresses and the 28601 zip code extend north across Lake Hickory into Alexander County’s Bethlehem community, which is where my lot is. Catawba County’s permit handout lists the City of Hickory as a zoning jurisdiction and the county Permit Center as the issuer of the building permit. Burke County, the City of Morganton, Caldwell County and Alexander County each run their own offices for their pieces.
Find the county before you find a seller
Look up your parcel on the county GIS site, not a map app. If it is Catawba, you need city zoning approval and then the county Permit Center, plus Environmental Health if you have a septic system or well. If it is Alexander, Burke or Caldwell, read those county guides on this site. My sales order said “Hickory, NC.” My inspector drives from Taylorsville.
What the location mistake can cost
A seller who assumes Catawba rules on an Alexander County lot, or the other way around, will give you the wrong permit timeline, the wrong zoning expectations and possibly the wrong footing depth for the frost line. On a contract where the customer carries the permit, the inspections and the indemnity for code violations, those errors land on you. Mine put “Permit Required: Customer To Verify” on the order form. Verify it with the county, not with the salesperson.
