Buying a metal building in Wilkes County, NC

Wilkes County puts its permit offices on three different floors of one building and tells you which order to visit them. For a metal building on a septic lot, that order matters.

Septic first, then zoning, then the building permit

The county’s own permit handout lays out the sequence: Environmental Health for septic and well, Planning and Zoning for zoning, watershed and flood, then Building Inspections. A 5,000-square-foot slab like mine has to clear the septic repair area before anyone will talk about footings. A seller who schedules your concrete before you have been to Room 308 is scheduling around a step the county will not skip.

Have your parcel ID ready. The handout says so twice.

Watershed and flood review are routine here

Much of Wilkes County drains to the Yadkin and W. Kerr Scott Reservoir, and the Planning office reviews watershed and flood status as part of zoning. A large impervious slab can trigger questions that a carport dealer from the Piedmont will not anticipate. Ask Planning about built-upon-area limits for your lot before you commit to a pad size.

What this has to do with my project

Nothing directly: my building is two counties south. But the contract I signed with L&G Building & Concrete says the customer is responsible for the permit and for marking every underground line, and it would say the same to a buyer in Millers Creek. In Wilkes, that means three offices, in order, before a truck should be on your lot. Read what my contract made me responsible for before you sign one like it.

Towns in Wilkes County with their own rules

North Wilkesboro: North Wilkesboro is small enough that its building inspector works by appointment, and precise enough that its website tells you paying online does not get you a permit.

Before you sign with any metal building company in Wilkes County

I am a customer, not a contractor. I signed a $98,750 contract with L&G Building & Concrete in February 2026 and, seven months later, have a cracked slab and half a frame. Everything I learned is on this site.
