Buying a metal building in Iredell County, NC
Iredell County changed how it permits in 2023, and out-of-town metal building sellers are not always aware of it.

Mooresville split off on September 5, 2023
On that date the Town of Mooresville’s own Building Permitting & Inspections Department took over plan review, permits and inspections inside the town and its extraterritorial jurisdiction. Before that, everything went through Iredell County Building Standards in Statesville. The town’s system is separate from the county’s online portal, so a permit started in the wrong one goes nowhere.
If your lot is near Mooresville, Lake Norman or the Brawley School Road peninsula, confirm which side of the ETJ line you are on before you apply.
Septic fields and big slabs
A lot of rural Iredell is on well and septic. A 50×80 slab with lean-to pads, like mine, covers more than 5,000 square feet. Where that sits relative to your drain field and repair area is an Environmental Health question that has to be settled before a building permit. My L&G contract made marking underground lines my responsibility and had me hold the company harmless for damage to pipes. I ended up with damaged plumbing stub-ups anyway.
Before you sign with any metal building company in Iredell County
