Buying a metal building in Lincoln County, NC
Lincoln County runs a single Planning and Inspections office out of downtown Lincolnton, and it has moved almost everything online. That is convenient until you are the owner-applicant on a job you did not plan to manage.

Two windows a day to reach an inspector
Lincoln County publishes the hours its inspectors answer the phone: 7 to 8 in the morning and 2:45 to 3:30 in the afternoon. Outside those windows they are in the field. If you are the permit holder, as L&G’s contract made me, you are the one the inspector calls when a footing fails or a question comes up at the slab. Plan to be reachable in those windows on inspection days, and ask the crew lead the day before which inspection they are calling in.
Online applications put your name on everything
Applications in Lincoln County go through the OpenGov portal under an account you create. The account holder is the applicant, the fee payer and the person who requests inspections. On a project priced like mine, $98,750 for building and concrete, read what the application asks about the contractor before you submit it as the owner. If a company is doing the work and taking the money, the county expects that to be reflected, and the state expects a licensed general contractor at $40,000 and up.
The Denver and lake side of the county
The east side of Lincoln County along Lake Norman, around Denver and Westport, is close enough to Mooresville and Huntersville that sellers from several counties work it. The permit still comes from Lincolnton. Confirm your parcel is in Lincoln County and not across the line in Iredell or Catawba before anyone quotes you a permit timeline.
Before you sign with any metal building company in Lincoln County
