Buying a metal building in Mooresville, NC
If your lot is in Mooresville or the ring around it, your permit does not come from Statesville anymore. Sellers who worked Iredell County before 2023 do not always know that.

What changed on September 5, 2023
On that date the Town of Mooresville’s new Building Permitting & Inspections Department took over plan review, permits and inspections for the town and its ETJ from Iredell County Building Standards. The town’s announcement said the point was to stop residents from having to drive to Statesville and to put planning, permitting and the fire marshal under one roof at One Mooresville Center.
The town’s permitting software is separate from the county’s Self-Serve portal. An application started in the wrong system is simply not received by the right office.
The ETJ is where buyers get caught
The extraterritorial jurisdiction is unincorporated land around the town where Mooresville still controls zoning and, since 2023, building permits. A Mooresville mailing address does not tell you whether you are inside it, and neither does being on county water or septic. The town’s planning department can tell you from your parcel number in one call.
Lake Norman lots and big slabs
The Brawley School Road peninsula and the lake side of town are where large shop buildings and RV garages get built, often on lots with septic systems and steep grades. Septic review runs through Iredell County Environmental Health even when the building permit is the town’s. A 5,000-square-foot slab like mine needs the septic repair area settled first, and the grading clause in a contract like mine (two hours included, then $150 an hour) matters more on a sloped lake lot than anywhere else.
What to ask before you sign
Which office will issue this permit, town or county? Who is applying, you or the company? What is the company’s license number? My contract with L&G Building & Concrete put the permit entirely on me and described the company as a manufacturer, not a contractor. I did not ask any of those questions. Mooresville’s department is new enough that its staff expect to be called; call them.
Before you sign with any metal building company in Mooresville
I am a customer, not a contractor. My $98,750 L&G Building & Concrete project, a county over, is a cracked slab and half a frame as of the last update. The county guide for Iredell County has the full picture for your area.
